Can I take the space on a short-term basis?
All of our smaller office suites are available on a short term basis, with a minimum contract length of 12 months under our Managed Office Agreement. The suites are offered unfurnished, and generally in an open plan format unless there is an existing fit out in place.
What’s Included in the monthly cost for a Managed Office Agreement?
The office rent, service charge, business rates and electricity are all included under our Managed Office Agreement.
The monthly charge is subject to VAT at the standard rate.
Please note telephone / data costs with 3rd party service providers are the responsibility of the incoming customer as is the cost of parking taken under separate licence.
Can I claim Small Business Rates Relief?
Yes. If you are entitled to do so and the suite in question has a rates liability that comes within the threshold then we can exclude the cost of the business rates from the Managed Office Agreement which will allow you to claim the relief directly from the local authority.
What about car parking?
Car parking spaces are allocated to areas of workspace on a pro rata basis. Rent for car parking is assessed separately to the office rent. The allocation of spaces can be taken under lease or licence depending on the main office contract. If surplus parking exists across an estate additional temporary parking licences may be available.
What is the difference between comfort cooled and air conditioning?
Comfort cooling provides cooling only to the workspace with fresh air usually provided by opening windows. Full air conditioning conditions the air in terms of both temperature and humidity with fresh air provided by mechanical means as one system.
Will I have 24 hour access?
Yes. All of our workspace can be accessed on a 24 hour, 7 day a week basis.
Can you provide furniture?
We do not supply furniture yet we can recommend companies that do.
On occasion we do find an existing customer that wants to upgrade their furniture will approach us with their old furniture to see if there is another firm that would be interested in it.
If a move is being conducted within tight budget constraints please ask as we may know of recycling opportunities.
Can you provide space planning services?
Yes. If you would like to receive a bespoke space plan to demonstrate how your own workspace needs can be accommodated within our offices then this can be produced at nil cost. Please get in touch.
Can I expand within the terms of my lease?
Yes. If you find that you out grow your space before the lease expiry or before a break clause then we will gladly work with you to find suitable alternative space whilst bringing your old agreement to an end early.
Do I need to use a solicitor to complete my contract?
Yes. If you are taking workspace under a lease and have no appropriate experience of the process.
No, if you are taking workspace under our Managed Office Agreement. This is a licence agreement that is written in simply understood terms and can be signed in hardcopy format or with an e-signature.
